I am planning to book Airbnb in December. I have always stayed at hotels but this time decided to stay in Airbnb because of kitchen facilities. My regular Viet guy loves to cook (he watches cooking videos on Tiktok) and I would so love for him to cook for me.

I have found two options close to bars at patpong and soi 4 - a walk up apartment in soi 6 and a condo unit in soi 3.

Soi 6 walk up apartment is spacious but no pool or gym facilities. It would mean I have to pass by the massage shops in soi 6 every day. I reckon by end of week 1, the massage guys will know where I stay (and probably have gone inside with me!)

Soi 3 condo unit is small. Typical one bedroom. But it has pool which is appealing to me. And I get to avoid the guys at soi 6!

Legalities already discussed extensively elsewhere on the board, but reading this brief following revisions of Fall 2023 may assist in your choice. Some but not all unit hosts bit the bullet and applied for non-hotel registration.

In my case I took a non-hotel apartment for 30+ days and a hotel room a few blocks away on top of that, but booked the apt prior to Hotel Act revisions and checked in following the revisions, so I suspect they had not been licensed, though mandatory hotel-type safety features such as smoke alarm and fire extinguisher were accommodated.

I would ask the host for an explicit answer as to whether the Condo Act is invoked for the building or if the Condo Directors have posted a sign prohibiting ST rentals. Other clues are contained in the number and quality of reviews. 

Otherwise, if you visit frequently and it remains a single-choice dilemma wherein you can satisfy a non-ST stay for neither unit I suggest splitting your lodgings decision and you’ll have an idea of the better place in future. In that type of case I would overlap by one night so as not to be left in the lurch of a transfer afternoon. 

All that said, your host (and you) likely wouldn’t be subject to sanctions as the authorities cannot realistically stay on top of thousands of listings.

If avoiding walking by Soi 6 massage shops is only thing preventing you from taking unit there, I'd rethink my aversion. Those  guys take "no thanks" and "not today" in stride. Nothing ventured, nothing gained they figure.

Having stayed in Soi 3 building several times in past, I agree that it does a  good size pool that I used occasionally. Only thing that bothered me was that I never saw it being serviced which is something that should be checked daily. Not saying they don't I just never observed it happening.

Other than that they're both just minutes from Patpong and Soi 4. Take your pick.

i also booked airbnb near chong nonsi bts station in december too.it have gym and pool too

I always thought here in Thailand lets of less than 31 days are illegal  unless the property has an hotel license. BUT then, I always thought that prostitution was illegal here🤣
