biguyby Posted September 28, 2018 Posted September 28, 2018 I went out quite early this evening and had a coffee in the Boyz Town Soi across from BBB’z I hadn’t seen the 9.00 pm Parade for quite a while and must admit I was quite disappointed and unimpressed with the guys now being fully dressed and even wearing jackets. How I long for the “good old days” hanan, paborn and kokopelli 3 Quote

I usually watch parade and then head inside of BoyzBoyzBoyz but I agree , boys fully dressed is disappointment. Bare chested in jeans, that was sexy spectacle. Still boys parade is better than tourist groups being herded through the soi. paborn and biguyby 2 Quote

aussie_ Posted January 25, 2019 Posted January 25, 2019 Oscars Bar was forced out by very high rise in rent. Now the bar has been sitting empty for months. Quote
Guest Posted January 25, 2019 Posted January 25, 2019 In my experience this is Typical Thai Mentality. Would rather have the place empty then accept what the market deems a reasonable rent. Have experienced this multiple times in looking at apartments . Never could quite figure out why an educated person and probably financially stable would allow any kind of property to sit vacant for months rather then adjust the price in order to get a guaranteed revenue stream. Defies logic but then again it even appears to to have infected certain boys in certain bars. They would rather go back to their apartment with no baht rather then accept a reasonable offer even at the end of the night. And it will probably never make any sense to me! vinapu, kokopelli and ChristianPFC 3 Quote
spoon Posted January 25, 2019 Posted January 25, 2019 Not just thai, its an ego thing amongst the riches, and because they are financially stable, and probably dont work hard for those money (be it corruption, inheritance, fortunes gain from being in power, monopoly etc) they can afford to be stubborn. Lowering the rent shows they are desperate for money and could shows to their close community that you are having trouble. The soi twilight impending demise could be the case too. Maybe gentrification is to be blamed too? High rent brings "better" well to do renter? vinapu 1 Quote
Guest Posted January 25, 2019 Posted January 25, 2019 Might be true in some cases but I had Doctors and wives of Doctors act the same way. Dr. works hard for his money in most cases . Gentrification is completely different then Boyztown. Soi Twilight, the land becomes more valuable then the rents being collected and the only way to maximize that value is to not renew the leases. Anyone who has visited or lived in BKK for many years has seen this happen . Raze some dilapidated structures and build a Hi Rise . People from all over the world visit and can't believe how cheap it is to buy a Condo. And another project off to the races. It is just progress and it cannot be stopped. It may happen to Boyztown in the future but probably quite some time away. Quote
reader Posted January 25, 2019 Posted January 25, 2019 From Asian Correspondent (Jan, 25) Pattaya city faces an oversupply of condominium units THAILAND’S resort city of Pattaya has been highlighted as one of the country’s most attractive places for high-end properties, but a renowned consultant has warned that an excessive supply of homes could put the market in troubled waters. Last year, Pattaya saw 10,239 condominium units launched with a combined worth of THB55 billion (USD1.7 billion), a huge jump from 2,192 units in 2017. A large portion of the homes remain unsold due to the massive supply last year, Phattarachai Taweewong, Senior Manager of Collier’s research department, told Bangkok Post. The research department’s research showed that new condo developments in the city should not exceed 5,000 units as more than 12,000 units remain unsold. This figure was the highest since 2015. “The amount was highest in four years,” Phattarachai was quoted as saying. “The key driver of new supply last year was the Eastern Economic Corridor,” he added, referring to the government trade and investment drive approved early last year. Phattarachai said the market for condominiums in the city has been slowing down since 2015. Prior to 2015, the supply of new homes averaged 15,000 a year and the oversupply had softened the confidence of buyers and developers. “Developers should be more cautious of new supply launches as most buyers in the Pattaya condo market are investors expecting attractive yields. Very few buyers purchased for personal use,” he said. “If the economy slows down and yield is not as good as expected, these buyers may refuse to accept unit transfers. The new condo supply being added should not be excessive.” A local industry expert earlier said Thailand has a total of 454,814 residential units worth US$41 billion left unsold last year. President of the Agency for Real Estate Affairs, Sopon Pornchokchai said unsold units in Bangkok made of for 40 percent of the total units left over from 2018 and 55 percent of the total value. The supplies included detached houses, semi-detached houses, townhouses, shophouses, condominiums, and residential land subdivision catered by formal private housing developers in Thailand. By the end of 2018, the total condo supply of condo units in the Pattaya reached 88,330 units and developers have been told to focus on selling existing stock before launching new projects. https://asiancorrespondent.com/2019/01/thailands-pattaya-city-faces-an-oversupply-of-condominium-units/ 1moRussian 1 Quote
Guest Posted January 25, 2019 Posted January 25, 2019 Be interesting to see a statistic on what % of purchased units are trying to be rented Long Term or even short term and their success? Quote
spoon Posted January 25, 2019 Posted January 25, 2019 Isnt one of the reason that sales has been very slow because of the rules about thai owner must be more than 50%? Quote

I noticed that too and recently it even become a bit painful for me , it's harder to get boys for long time and those who agree are keen on leaving too soon even forfeiting part of agreed tip. I don't practice bare bones tipping and am happy to provide them with some butter instead of just bread and still it seems to work less and less so obviously they are not hungry enough like my father used to say Quote
witty Posted January 26, 2019 Posted January 26, 2019 Those bare bones when left to boil on a slow cooker will make the best stock with all the goodness of the marrow... I once mentioned that 'the boys are not hungry enough' and was criticised by the unrealistic few on the board. Quote

And it makes sense if the guy makes a judgment about the person who is making the offer and the price below he will not sell his ass. First of all , give me the benefit of the doubt that I am talking in the abstract about a customer who first knows the market and is even prepared to pay above the market . 2nd I am assuming ( I know bad thing to do ) that if the boy for some reason did not like the customer, he just has to say sorry I already have customer or I am going out with friends etc etc etc.. If instead he just has a price that he wants no matter what then of course it is up to him as it is to the customer to look for someone else Also since I was originally replying to this as a real estate question then possibly I should look for the explanation in the Bars that have continuously raised their drink prices and the boys salary for Shows plus % of drink prices to the point where boys in Certain Bars can be very selective. Nothing wrong with that .The proliferation of both women and Chinese in certain bars has made it easier for boys to make their living expenses when only going once in awhile with a customer. Truth it happens in just a few of Bars where customers are happy spending money for shows and exhibition of certain types.. There are multiple Bars in BKK and Pattaya where that will hardly ever happen because the boys need offs to survive and pay their rent. I draw a distinction between boys who want short time only and those who wants considerably more then the knowledgeable customer expects to pay. Some boys have family priorities that don't allow them to go long time and yes some of them even actually have a job that provides steady income and allows them to be short time only etc or even selective in who they want to go with. Bottom line for anyone who has been visiting Thailand for more then a few years , the changes are evident and likely to continue! Quote
