Prior to Mayor de Blasio's super-stupid decision to change vehicle traffic rules on 14th Street in Manhattan, 14th Street had been experiencing a kind of renewal. Especially the block of 14th Street between 3rd and 2nd Avenue, where foodies can find Beyond Sushi and Eddie Huang's Baohaus. Then, in July of 2016, Capital One Bank left the ground floor of the over-priced, new-build condominium on the southeast corner of 3rd Avenue and 14th to take available space on Union Square. The southeast corner of 3rd Avenue and 14th happens to be extremely busy. Foot traffic on the south side far exceeds the north side of the street, probably because New York University and Trader Joe's are both on the south side one block away. The spectacular corner space that once housed Capital Bank has been empty since July 2016. A very bad sign, the rent has to be insane.

Just to underline some perspective on this, there were 22 street-level Papyrus stores in Manhattan alone. That's 22 vacant spaces added to the abundance of current vacant spaces. Mid January is very telling in the real estate market here. The Upper East Side is nowhere near recovering from the 2nd Ave subway construction. 14th Street in both Villages is a disaster now that asshole DeBlasio cut cars from the fastest crosstown street. Businesses are folding left and right because customers can no longer drive down that two-way block. Davey's ice cream is charging $5 for one scoop of ice cream just to barely afford their rent. Ice cream recipes are no secret. No ice cream is worth $5 a scoop. Insanity.

Papyrus Is Shutting All Its Stores I'm not 60 yet, so I don't think of myself as "old." With this child-like brain I'm stuck with, I doubt I will think of myself as old when I'm 70. However, with today's news that Papyrus is closing all of their greeting card and stationery stores because "consumers are switching to digital alternatives," I'm feeling really old and grumpy. Here is how I feel about digital greeting cards: I DON'T OPEN THEM. That goes true for invites, thank-you's, and holiday cards. I view the people who send this shit as CHEAP, LAZY, and without CLASS. Fine if you want to appear that way, just don't expect any kind of response from me. If my attitude about this makes me an old fart in the eyes of millennials, then I hope the scent of my ancient flatulence is seriously foul and slays these culture-less assholes. The gift of communication is dying in our culture, and I don't wish to play with those who are accelerating its death. My appreciation for fine paper and handwritten wit and poetry is too great to ponder a life without it. I still mail handwritten thank you notes, and I have no intention of changing. The next time a Republican tries to convince you that our economy is doing great, thanks to Trump, send the asshole to NYC to see all the "FOR RENT" signs on street-level business spaces.

My interest in photography is very organic. It's been with me for a very long time. On this thread and its link, many of the images are screenshots. I have long written about the effects of addiction on life. Sex addiction in escorting is also a serious issue. I felt lucky to possess talent, courage, and confidence in the face of normal insecurities that everyone experiences. I have come to learn that many gay men are lost. What a silly comment. Seriously misinformed. Show me one obese person who claims to not enjoy food. Many "foodies" qualify as obese. There is more fat, salt, and sugar in Michelin-starred tasting menus than any visit to Taco Bell. I have an abundance of foodies in my social circle, and most of them sport bulbous bodies the likes of Bill Barr, Newt Gingrich, and Bill Kristol. Obesity is not limited to fast-food consumers alone. I'm not an expert, but I did produce a multi-faceted campaign for one of America's leading weight loss centers. Yes, in very simplistic terms. The brain plays a significant role in the gratifying feelings that food/eating conjures. Without therapy, it can be very difficult to change brain behavior, and a serious change in behavior is what is needed to succeed at weight loss. Portion control is a challenge for many. It can be like asking a size queen to give up big cock and learn to love small. There is tremendous value in deliberately switching to smaller plates and bowls for everyday use, especially when eating specific foods. The speed of your eating matters. Attempting to slow down the eating process is a beneficial exercise. Learn to savor eat bite and chew more slowly, as opposed to participating in a contest. It's especially important to do this when we think we are excessively hungry. Mind over matter. Slower eaters tend to eat less and they feel fuller for longer periods of time without risking over indulging. A high fiber and high protein diet also helps to create a longer lasting feeling of full. When you study the effects of sugar on the human body, and then you learn that the body digests most carbs as sugar, you quickly realize how "you are what you eat" becomes relevant. I applaud anyone who figures out a healthy way to lose excess, unwanted weight. As we get older, carrying extra weight can become a serious burden to our bodies and good, decent health. The heavier we are, the less active we will want to be. Overweight people tend to feel less motivated to raise their heart rate. If you say no to cardio, you run the risk of inviting all kinds of problems. No one is going to live forever, but if you surrender to depression and eat to counter those feelings, you're more likely to create an unpleasant hole that may grow too deep to fix. Our bodies need fuel. Learn what fuels are best and acquire the drive to eat for good health. Learn how to love yourself. When you love yourself, caring for your health becomes easier and more enjoyable. -

Palm Springs is not for everyone. Nor is L.A. I know plenty of New York show biz folk who hate L.A. (a la Woody Allen), and plenty of people who have no interest in desert life (Hollywood history or not). I've talked to several escorts who went to Palm Springs once and opted never to return. I was young. A closeted actor and his architect boyfriend took me there my first time. They chose the Riviera because of its history. The actor's boyfriend admired the work of Irwin Schuman. I remember not falling in love with the Riviera, and there were too many families with small children at the pool. But I certainly enjoyed the 15º difference in temperature from L.A., and I found the floral smell of the desert air and the star-filled nights alluring. We returned to the Riviera in 1984 for Sonny Bono's restaurant opening. I have wonderful memories of Sonny. That was my last visit to the Riviera. I know a few gay men from across America who went to PS begrudgingly on business and fell in love with the place. Each called me to say, "The next time you go, please let me know. Gone are the days of $35-a-night, when $70 got you a tan refresher weekend, six poolside blowjobs, and two evening orgies in a Jacuzzi. Of course, cheap is relative. Even the low-end places are struggling to keep overnight prices near $100. But if sleaze is your thing, CCBC still offers $25 day passes, where you can oink for long hours with fellow piggies. Outdoor sex can be so much fun. If ghetto-tripping is not your drag, you can snatch the Library Room (my personal favorite) at the The Willows for $700-a-night. It doesn't feel like a hotel at The Willows, and rarely do you see kids running around. There's enough privacy in certain rooms with patios, you can spend all day naked if you want. I happen to love Palm Springs. When I lived in L.A. very early in my career, I loved visiting PS on weekends. I was never without a tan or bleach-blond hair. Now, when I visit L.A. on business, I always try to spend a few days in PS. Fond memories. A "gay" event centered around meeting escorts makes sense in a location like Palm Springs. Even if it's middle class. If I were its host, I would want a very sexy glamour house, or negotiate with a terrific hotel. However, I would never book a weekend when Coachella occurs. That's what you call an asshole planner.
